Practical Ways To Add Value To Your Home
Whether you’re planning on selling for maximum return or simply aiming to freshen your space to enjoy for the next few years, you can achieve a surprising amount on a small budget. Here are five practical ideas to add value to your home.
Hang floor length curtains
Ditch the curtains that stop a little below the window frame as they can make a room look squat and let draughts in. To achieve a spacious and modern look, opt for floor length and hang the curtain rail closer to the ceiling. Curtains in a light, neutral tone or a sheer look will keep the space contemporary.
Cut the clutter and clean
A simple first step is to remove any clutter, or items you think are surplus to need in your home. Buyers can get the impression there may not be enough storage for their needs. And less clutter, also means less to clean on a day-to-day basis. Draw inspiration from contemporary New Zealand home styling where we see living spaces without furniture against every wall and surfaces free of excessive photo frames, trinkets and vases. Many small furniture pieces, as opposed to a few, larger pieces will make your home feel small.
Replace worn out or stained carpets
Of course we are biased with this recommendation but the reality is, potential buyers take their shoes off at open homes and you want their bare feet to sink into fresh, soft carpet. Faded, stained and tired carpet is the easiest excuse for buyers to round down the offer on your home. You can’t go wrong with carpet in a mid-grey tone with quality underlay. Your rooms will feel brand new again.
Update light switches
Swapping out yellowed plastic light switches for brand new is a super simple task. From $10 per switch, you can easily install contemporary white light switches throughout your home. They will look extra crisp against freshly painted walls.
Freshen up the walls with paint
Ceilings can easily yellow over time and walls and skirting can suffer scuff marks and stains. We typically don’t notice this in our own homes on a day-to-day basis but after a few weekends of painting, your home will feel fresher than ever. If you’re putting your home on the market, stick to a simple white palette. Okarito and Mt Aspiring from Dulux are popular colours for this task. If you’re staying put for the time being, be mindful of how bright colours and feature walls may date.
