Van Dyks Flooring Xtra: Proud to Support Northern Quarter’s 6 Star Green Star Vision

Van Dyks Flooring Xtra is proud to have been involved in the Northern Quarter development, one of New Zealand’s most forward-thinking commercial projects, as the trusted flooring supply and installation partner.

Designed by Wingates Architects, the development integrates sustainable principles with a focus on natural light and spatial connectivity, resulting in refined, contemporary spaces for hospitality and commercial environments. 

The Northern Quarter boasts 5,500m2 of new and innovative office and hospitality space right on the Tauranga waterfront. Law firm Holland Beckett has set down new roots in the development’s impressive commercial space spanning across 2000sqm of the two top floors.

The Northern Quarter team is working towards achieving a 6 Star Green Star rating, the highest benchmark for sustainable design and construction in New Zealand. This certification recognises projects that go beyond reducing environmental impact to create healthier, more efficient, and future-focused workplaces.

As part of the project team, Van Dyks Flooring Xtra’s Commercial Division, led by James Van Dyk, managed the supply and installation of high-performance, low-VOC flooring solutions that align with the Green Star framework’s holistic approach to sustainability.

The Northern Quarter’s design showcases a commitment to sustainability and occupant wellbeing through features such as:

— High-quality, modern workplace design across office and hospitality spaces
— EV charging stations supporting low-emission transport
— End-of-trip facilities for cyclists and active commuters
— Solar panels harnessing renewable energy
— Low VOC materials and finishes for improved indoor air quality, including the flooring selections
— Low-E double glazing for comfort and efficiency
— Automated LED lighting and smart energy controls
— Low-flow fittings and rainwater harvesting to reduce water use
— Electrical sub-metering for ongoing monitoring and performance management
— Low-carbon concrete and extensive landscaping to enhance the precinct’s environmental footprint

Van Dyks Flooring Xtra Commercial Director, James Van Dyk, shares his insights into the team’s involvement in the Northern Quarter development.

What made this development unique or particularly high profile?

This development stood out for its impressive combination of high-end flooring products, each chosen to bring a distinct aesthetic and performance quality to the space. The use of premium materials such as Cork, Timber, Goat Hair Carpet, 100% NZ Wool Carpet, and Marmoleum created a sophisticated palette that blended natural textures with modern design. The variety of finishes made the project particularly notable, requiring a high level of craftsmanship to ensure we maintained the overall design integrity envisioned by the architect.



What were your key priorities in managing the flooring installation component of the project?


Our main priorities throughout the flooring installation were maintaining an exceptional level of quality and ensuring precise time management. With so many premium materials involved, attention to detail was critical, from substrate preparation to the final finishing touches. Balancing quality and schedule meant maintaining close communication with the project team to meet deadlines without compromising on workmanship.



What factors influenced the flooring selections for this development?


All flooring selections were made by the architect, whose vision for the project was guided by a commitment to authenticity and natural design elements. The choices reflect a clear preference for materials that not only look beautiful but also bring a tactile warmth and sense of real craftsmanship to the spaces.



Were there any sustainability or performance requirements that shaped the flooring choices?


The overall specification demonstrates a strong preference for natural, durable, and environmentally conscious materials. Products like Marmoleum and Wool Carpet are known for their renewable sources and longevity, while the use of Timber and Cork adds both natural beauty and sustainable performance characteristics. Together, these materials create an interior that not only meets contemporary design aesthetics but also supports environmental responsibility and long-term durability.




Have you noticed any shifts in what commercial clients are prioritising in flooring - for example, acoustics, sustainability, or ease of maintenance?


There has been a definite shift in priorities among commercial clients in recent years, with growing emphasis on both acoustic performance and sustainability. For multi-level developments, acoustic underlays have become increasingly important to reduce noise transfer between floors and improve occupant comfort. At the same time, high-end clients are placing greater value on natural, sustainable materials that convey quality and authenticity. Ease of maintenance remains important, but there’s now a clear move toward solutions that balance functionality with environmental and aesthetic considerations.



Were there any innovative materials, techniques, or technologies used in this project?


The architects’ considered selection of materials set a clear vision for the project, with each surface chosen to achieve both aesthetic cohesion and functional performance. From our perspective, the installation required a high level of precision to bring these design details to life across multiple flooring types. Working with a range of innovative finishes was demanding but the result is a seamless, refined interior that captures the architect’s intent and showcases the quality of our craftmanship throughout.


What are you most proud of about this project?


We’re most proud of the precision and craftsmanship that went into delivering such a seamless finish across the Northern Quarter development. The project brought together a variety of flooring types from timber and cork to carpet and Marmoleum, each requiring different installation techniques and expertise. Careful planning, coordination, and attention to detail were essential to ensure every transition and surface aligned perfectly with the design intent. As a project designed around sustainability and wellbeing, we’re also really proud to have played a part in bringing that vision to life. The result is a cohesive, high-quality interior that reflects the skill and dedication of our installation team and project partners.
